JOB DESCRIPTION
Project Manager
CrestCore Realty is a property management company in the 6am CoreCollective family of companies that offers comprehensive leasing and property management services, ensuring our clients’ real estate investments are effectively managed and maximized for optimal returns.
We are seeking an experienced Project Manager specializing in residential rehabs to join our team. The ideal candidate will have an initiative-taking mindset similar to a builder, coupled with strong business acumen. With a history of achieving results, the successful candidate will play a pivotal role in our organization.
RESPONSIBILITIES & DUTIES
People Management
Facilitate weekly team meetings with direct reports to discuss project progress, address challenges, and foster collaboration.
Conduct regular one-on-one meetings with direct reports to provide personalized feedback, support professional development, and address individual concerns.
Maintain accessibility to the team through intercompany chat, phone, or email on a daily basis, ensuring timely responses and support.
Offer training and coaching as necessary to team members, empowering them to enhance their skills and excel in their roles.
Supervise the daily tasks and responsibilities of the team, providing guidance and direction to ensure efficient and effective execution of project objectives.
Adhere to policy standards by promptly acknowledging emails, promoting effective communication and responsiveness within the team.
Project Management
Oversee department profitability, ensuring alignment with profit margin objectives by analyzing Profit & Loss reports and guiding team members on enhancing job profitability.
Ensure accurate billing of clients to maintain financial transparency and client satisfaction.
Conduct thorough quality checks on vendor work to certify homes as ready for occupancy by new tenants, maintaining high standards of property readiness.
Evaluate property rehabilitation needs and effectively communicate recommendations to property owners and vendors, facilitating efficient project planning and execution.
Manage personal schedule to meet project deadlines across multiple assignments while accommodating additional requests from the team.
Coordinate with supervisors, direct reports, and cross-departmental team members to streamline service delivery and ensure seamless project execution.
Offer timely solutions to vendors, clients, and tenants to address project challenges and uphold client satisfaction.
Attend regular meetings with team members and supervisors to foster alignment and ensure project progress.
Set quarterly goals and provide progress reports to track performance against objectives, fostering accountability and continuous improvement.
Assist in identifying and resolving process and procedure gaps to enhance operational efficiency and customer service excellence.
Fulfill other duties as required to support departmental and organizational objectives.
QUALIFICATIONS & SKILLS
Excellent communication skills, adept at fostering effective internal and external dialogue.
Experience in people leadership, with a history of guiding teams to enhance outcomes, elevate customer service, and optimize efficiency.
Capable of managing multiple projects concurrently, prioritizing tasks effectively to meet project objectives.
Solution-oriented approach to problem-solving, adept at identifying and implementing effective resolutions.
Displays a strong sense of ownership, taking full responsibility for all tasks and requests.
Proven ability to consistently deliver high-quality results within specified timelines.
Possesses a comprehensive understanding of design concepts, with general knowledge across all trades and methodologies.
Familiarity with budgeting, Profit & Loss reporting, and invoice submission processes.
Proficient in project estimating and proposal development, adept at creating comprehensive reports and ensuring quality assurance through project lifecycles.
